Buying Your Home

Real Estate Is Local. Really Local.

I've spent my life in Denver and more than a decade helping people buy and sell real estate here. And while I work throughout the Denver metro area, the west side is home.


From Lakewood, Green Mountain and Applewood to Arvada, Wheat Ridge, Ken Caryl, Morrison, Genesee and Evergreen, I know the neighborhoods, the housing stock and the things that can change dramatically from one property—or even one street—to the next.


Head a little farther east and that experience extends into the neighborhoods of Northwest Denver, including the Highlands, LoHi, Berkeley, Sunnyside and the areas surrounding Sloan's Lake.

This isn't a territory I picked from a map because it makes a good marketing slogan. I grew up in Denver, I live on the west side, and I've watched this part of the metro evolve for decades.

That perspective matters.


Buying on Denver's West Side

Finding homes online is easy. Determining whether you're buying the right home, on the right street, at the right price is where experience becomes valuable.

Denver's west side is incredibly varied. A 1960s ranch in Applewood is a very different purchase from a foothills home in Genesee. Green Mountain has its own considerations. Evergreen and Morrison bring mountain-property issues into the equation. Arvada can range from established neighborhoods near Olde Town to newer development farther west. And buying a historic home in the Highlands requires a completely different eye than buying newer construction.


I help my clients look beyond the listing photos.


We'll consider the condition of the property, location within the neighborhood, comparable sales, renovation potential, resale value, inspection issues and the things that may affect what the property is worth five or ten years from now—not just what someone is asking for it today.


My background is a little different from that of the typical real estate agent. I came to real estate with an engineering and business background, and that analytical approach still influences how I evaluate properties and negotiate transactions.


But buying a home isn't a spreadsheet exercise either.


I want to understand how you actually want to live. Do you want to walk to restaurants in Berkeley? Get downtown quickly from LoHi? Have trails out your door on Green Mountain? Trade some commute time for land in Morrison? Wake up to elk wandering through Genesee? Or move farther into the mountains around Evergreen?


Those conversations usually tell us much more than a list of search criteria.

Selling Your Home

Your Home Isn't Just Another Listing.

One of the biggest mistakes in real estate is assuming that selling a house begins with putting it on the MLS.

It doesn't.


It begins with understanding the property, the neighborhood, the likely buyer and how the home should be positioned in the market.


A buyer looking at a Green Mountain home may be comparing completely different things than someone shopping in Berkeley. An acreage property in Genesee shouldn't be marketed like a suburban Lakewood home. A remodeled Highlands bungalow shouldn't be presented the same way as a newer property in west Arvada.


That's where knowing these markets becomes important.


Before we list, I'll walk through the property with you and talk candidly about what I see—what is worth improving, what isn't, how the home compares with nearby competition, and where I believe the market will respond.


Then we build the strategy around your particular property.


Preparation

Not every house needs a major renovation before it goes on the market. Sometimes paint, lighting, landscaping and a few smart changes make an enormous difference. Sometimes the best financial decision is to leave something alone.


We'll determine where your money and effort actually make sense.


Pricing

I don't believe in choosing a price simply because it's the number a seller wants to hear.

We'll look at comparable sales, current competition, neighborhood trends, condition, location and the characteristics that make your property different.


Then we'll establish a pricing strategy designed to put the home in the strongest possible position when it reaches the market.


Presentation & Marketing

Great real estate marketing should make someone stop scrolling.

Professional photography, strong property descriptions, thoughtful presentation, digital marketing, MLS exposure, signage and additional photography or video when the property calls for it all work together.

And for special properties—mountain homes, views, acreage, architecture or an exceptional location—we'll make sure the marketing actually tells that story.


Negotiation

Getting an offer is only part of selling a house.

Price, financing, inspection, appraisal, concessions, timing and dozens of smaller terms can materially change the value of a transaction.

I've spent much of my professional career negotiating, analyzing complex situations and solving problems, and those skills become particularly valuable once an offer arrives.

My goal isn't simply to get your house under contract.

It's to get you from listed to closed on terms that make sense for you.
