A full kitchen, comfortable living area and in-unit washer and dryer make the property particularly well suited for longer stays.


Step outside and the real attraction begins. Livingston sits along the Yellowstone River at the gateway to Paradise Valley, surrounded by some of the most dramatic mountain scenery in the American West.

    PARADISE VALLEY

    US-89 takes you south from Livingston through Paradise Valley, between the Absaroka and Gallatin ranges, following the Yellowstone River toward Gardiner.   


    The series Yellowstone  based on the fictional Yellowstone Dutton Ranch is set in Montana’s scenic Paradise Valley, which borders the northern section of Yellowstone National Park. 

    YELLOWSTONE NATIONAL PARK

     Just south of Livingston, the drive through Paradise Valley leads to Gardiner and Yellowstone’s historic North Entrance, marked by the iconic Roosevelt Arch. From there, Mammoth Hot Springs is only a few miles inside the park, with its dramatic travertine terraces, historic buildings, and frequent wildlife sightings. The North Entrance is also Yellowstone’s only entrance generally open to automobiles year-round, making Livingston an excellent base in every season.

    Continue east from Mammoth toward Lamar Valley, one of Yellowstone’s premier wildlife areas and an exceptional place to look for bison, elk, pronghorn, bears, and wolves. The combination of Paradise Valley, Mammoth Hot Springs, and Lamar Valley means some of Yellowstone’s most spectacular scenery and wildlife are accessible from Livingston without having to cross the entire park.

    HOT SPRINGS

     Yellowstone Hot Springs (My Favorite) in Paradise Valley near Gardiner as another option closer to the park about 40 minutes away.  Stop and have a stiff cocktail at  The Old Saloon in Emigrant—it anchors the stunning Paradise Valley with over 120 years of continuous cowboy history 


    Historic Chico Springs (30–35 minutes) sits south of Livingston in Paradise Valley and offers outdoor geothermal mineral pools along with dining and spa facilities. 

    SKI & SNOWBOARD (or just Apres!)

    Bridger Bowl is ~45minutes away and NO COLORADO MOUNTAIN TRAFFIC (ok, I'm done) with lift tickets that top out at $86 per day!

    Big Sky Resort — approximately 1½ hours
    Cross-country skiing — multiple regional options
    Yellowstone winter excursions — approximately 1 hour to the North Entrance

     Livingston sits on the banks of the Yellowstone River, one of the great wild-trout rivers of the American West. From town, you're only minutes from miles of blue-ribbon water winding through some of Montana's most spectacular scenery.
